What Is an Inventory Report?
An inventory report is a comprehensive written and photographic record of a rental property at a specific moment in time — usually just before the tenancy begins. It includes:
- The condition of every room and surface (walls, floors, ceilings, décor)
- Fixtures and fittings
- Furniture and appliances (where included)
- Keys and access items
- Safety equipment, alarms and detectors
- Meter readings (where possible)
- General cleanliness and presentation
The report is structured so that both landlord and tenant have a shared understanding of the property’s condition at the outset.

- Just before a new tenancy starts
- Before a Check-In with the tenant (optional service available)

You’ll receive your digital PDF report promptly — typically within 24-48 hours depending on property size.
Add-On: Tenant Check-In Service
If you would like us to meet your tenant and complete the Check-In, we can:
- Meet the tenant at the property on or before the tenancy start date
- Review the inventory with them
- Confirm meter readings
- Obtain their signature
- List and hand over keys, if required
- This ensures everyone begins on the same page.
